Stop Spending $20,000 on a Fireproof Roof. Fix Your Vents First.

Most California homes already have a fire-rated roof. Building code has required Class A roofing in high fire hazard areas since 2008, and common materials like asphalt composition shingle and tile already carry the rating. Meanwhile, research consistently finds that roughly 80 to 90 percent of homes lost in wildfires are ignited by embers that enter the house, most often through vents. A whole-house ember-resistant vent retrofit typically costs $1,500 to $4,500. A new roof costs $15,000 to $30,000.

After the Eaton Fire, everyone wants a stronger roof

We hear it on assessments every week in Altadena, Pasadena, and Sierra Madre. Homeowners watched houses burn and their first instinct is the biggest surface they can see: the roof. Roofers are happy to quote a fire-rated replacement, and in Southern California that quote usually lands between $11,000 and $18,000, often more with fire-rated upgrades.

Here is what the quote does not say: if your roof was installed in the last two or three decades, it is almost certainly already Class A, the highest fire rating that exists. California has required it on new construction in Very High Fire Hazard Severity Zones since 2008, and standard composition shingle and tile qualify. Replacing an already rated roof with another rated roof buys you very little additional protection for a very large amount of money.

Houses burn from the inside out

The National Institute of Standards and Technology and the Insurance Institute for Business and Home Safety keep finding the same thing: most homes in wildfires are not ignited by the flame front. They are ignited by wind-driven embers, sometimes landing more than a mile ahead of the fire. Embers do not burn through a Class A roof. They ride the wind into attic vents, foundation vents, gable vents, and bird holes, then ignite the house from the inside, where no roof rating can help.

When IBHS investigated more than 250 properties after the 2025 Eaton and Palisades fires, the homes that avoided damage were the ones protected as a system: ember-resistant openings, cleared roof edges and gutters, a bare first five feet, plus the rated roof most of them already had. Homes with more than a quarter of their first five feet covered in vegetation or combustible material had a 90 percent likelihood of damage or destruction, no matter what the roof was made of.

The math, side by side

  • Re-roofing an already Class A roof: $15,000 to $30,000 for little marginal protection.
  • Whole-house ember-resistant vent retrofit: $1,500 to $4,500, closing the entry path implicated in most home ignitions.
  • Zone 0 clearing, gutter guards, and a fence break: often under $2,000 combined, several items under $500 per CAL FIRE's low-cost retrofit list.

When a new roof IS the right call

This is not an argument that roofs do not matter. IBHS lists a Class A roof as one of the four key hardening features, alongside noncombustible siding, double-pane windows, and enclosed eaves. Homes with all four had a 54 percent likelihood of avoiding damage in the LA fires. If you have a wood shake roof, typically on homes that have not been re-roofed since the early 1990s, replacing it is the single most important thing you can do, before vents, before anything. The point is sequencing: find out what your roof actually is before you spend roof money, and if it is already rated, spend a tenth of that closing the gaps that are actually open.

How to check what you have

  • Roof installed or replaced after the mid-1990s with composition shingle, tile, or metal: almost certainly Class A already.
  • Wood shake or shingle roof: replace it. This is the exception where roof spending comes first.
  • Not sure? A permit history search or a wildfire assessment can confirm the rating in minutes.
  • Either way: count your vents. If they are quarter-inch mesh or older louvered vents, embers can get in today.
